Ponguleti says Telangana revised land values through scientific process

Hyderabad: Revenue, Housing and Information & Public Relations Minister Ponguleti Srinivasa Reddy said Telangana revised land values through a scientific process that closely reflects prevailing market conditions without increasing registration charges.

The Minister made the remarks on Thursday while reviewing the integrated Sub-Registrar Office project at Talim in Gachibowli. Earlier, he interacted with journalists at the Secretariat.

Ponguleti Srinivasa Reddy said the government is carrying out major reforms in the Revenue Department to deliver faster and more transparent services.

He clarified that the government has no proposal to increase registration charges in the state.

Telangana revised land values without raising charges

The Minister said the previous BRS government increased registration charges from 6 per cent to 7.5 per cent.

However, he said the present government rejected any increase because even a one per cent hike would burden people with thousands of crores of rupees in additional costs.

Therefore, officials revised land values through a scientific methodology that reflects actual market conditions.

Ponguleti Srinivasa Reddy also said the government curtailed certain powers of Sub-Registrars to eliminate irregularities and strengthen transparency.

Furthermore, he assured the public that officials would review the revised rates whenever they found discrepancies or anomalies.

Telangana revised land values across different regions

The Minister said officials fixed the minimum value of agricultural land in rural areas at ₹2.75 lakh per acre.

They fixed the minimum value at ₹5 lakh per acre within municipal corporation limits.

According to him, officials fixed the minimum value at ₹10 lakh per acre within HMDA limits and ₹15 lakh per acre within Outer Ring Road limits.

Telangana revised land values and Future City plans

Responding to questions on Future City, Ponguleti Srinivasa Reddy dismissed speculation about cancelling the project.

He said the government does not distribute land free of cost in Future City.

Moreover, he maintained that cancelling the project is not feasible.

The Minister said the government would have to refund money already collected if it cancelled the project.

Consequently, such a move would create significant practical difficulties.

He reiterated that the government’s focus remains on transparent administration, efficient services and realistic land valuation policies.
