Hyderabad: The Telangana Real Estate Regulatory Authority (TG-RERA) imposed a penalty of Rs 43.71 lakh on M/s Pranith Koncepts Pvt. Ltd. for marketing and selling unregistered blocks in its “Pranith Koncepts Ambience” project at Puppalguda.
The Authority acted under Section 59 of the RERA Act after finding violation of Section 3(1). The law bars sale or advertisement of unregistered projects.
It also directed the promoter to submit stage-wise construction progress reports and fund utilisation details. In addition, it sought a revised completion timeline beyond December 2024.
Further, the regulator permitted allottees to form an independent association to safeguard their interests. The order emphasised compliance with statutory provisions.
In a separate ruling, the Authority directed M/s Pacifica Construction Pvt. Ltd., developer of the AAVAS Hyderabad project, to revise and itemise statements of accounts. The firm must exclude charges attributable to previous allottees.
Moreover, it instructed execution and registration of sale deeds after clearance of legitimate dues under Section 17. Compliance must follow legal requirements.
Separately, the regulator ordered Tulasi Constructions and Bhuvanteza Infra Projects to register a flat within 30 days. Failing this, action under Section 63 will follow.
TG-RERA restrains unregistered Saidabad project
Additionally, the Authority restrained Raja Infra Constructions from marketing its unregistered Saidabad Colony project measuring 548.25 square metres. It issued a show-cause notice and imposed a complete ban on sales until registration.
Through these actions, the regulator signalled stricter enforcement against violations. It advised prospective home and plot buyers to verify project registration status before investing.
Buyers should check statutory approvals, sanctioned plans, designated bank account details and promoter information on the official website https://rera.telangana.gov.in/. The Authority also cautioned against illegal pre-launch offers or Expressions of Interest in unregistered projects.
