Neopolis auction fuels record demand and major HMDA revenue

Hyderabad: The Neopolis auction drew strong developer interest, and HMDA secured exceptional revenue from six premium plots auctioned in three rounds. As bidding intensified, officials said the results moved far beyond their initial estimates. Because the authority offered fully developed land in a high-demand corridor, the response remained vigorous throughout the event. The 40-acre layout, created with more than ₹300 crore in investment, continued to attract large firms. Although HMDA set a base price of ₹99 crore per acre, every plot crossed that mark comfortably.

As the first-round results emerged, analysts noted a clear rise in market confidence. Consequently, developer activity remained high across subsequent rounds. Moreover, the sustained bidding reaffirmed Kokapet’s rapid progression as a preferred investment zone. The auction also strengthened expectations for future HMDA layouts, since consistent demand indicated deeper market stability.

Neopolis auction records sharp surge in prices and wide developer participation

In the final phase, HMDA auctioned Plot Numbers 19 and 20. Yula Constructions LLP and Globus Infracon LLP secured Plot 19 at ₹131 crore per acre, buying four acres for ₹524 crore. Meanwhile, Brigade Enterprises Limited purchased Plot 20 at ₹118 crore per acre, paying ₹476.72 crore for 4.04 acres. Even though these prices remained slightly below earlier extraordinary figures, the overall performance stayed highly profitable. The average price in the Neopolis auction rose to ₹137.36 crore per acre, reflecting an 87 percent leap over the 2023 cycle.

Earlier rounds also delivered significant results. Plot 15 sold for ₹151.25 crore per acre, with GHR Lakshmi Infra Urban Blocks acquiring 4.03 acres for ₹609 crore. Likewise, Plot 16 fetched ₹147.75 crore per acre, with Godrej Properties Limited securing 5.03 acres for ₹743 crore. As demand continued to rise, developers shifted their focus to the Golden Mile auction scheduled for Friday, December 5. Officials expect strong participation. Furthermore, HMDA will auction 15 acres in Moosapet on the same day.
